Cedar Creek Property Owners Association, Inc. Board of Directors Meeting
Agenda:
- Call to order
With Mr. Zimmerman, Mr. Davis, Mr. Garrison, Mr. Dill and Mr. Berens present a quorum was established and called to order at 7:00 pm on Monday, October 18th at the Cabana on Creek Run Drive
- Reading of minutes of September 20, 2010 Meeting - Mr. Garrison
Mr. Garrison read the meeting minutes. The managers report from MMI was not attached and was noted
Mr. Berens motioned to accept the minutes with noted changes
Mr. Dill seconded the motion

- Treasurer's report
Mr. Dill reviewed the September financials for the Association
- Introduction of new property manager and management company
Manager’s introduction was provided by Compass Group
Currently there are 12 pages of violations outstanding

- Presidents Remarks
Two owners have not paid their 2008, 2009 and 2010 assessments. 4 owners have not paid their 2009 and 2010 assessments. 5 have not paid their 2010 assessments. Late fees are assessed at $47.50 and daily interest at $0.47 per diem. Three owners were late paying their $950.00 Assessments, but did not pay their late fee or interest. The accounts receivable total nearly $37,977.45 as of today. This figure includes $13,810.64 in property upkeep and maintenance of abandoned homes. All of the above properties have been referred to the Association for foreclosure
There are 8 vacant properties. The association is maintaining 4 of them.
There are 11 properties that we know of in Cedar Creek, that are in foreclosure with their banks. All of the properties owe the Association $1,100.00 or more
We now have 13 home listed for sale in Cedar Creek. However, there have been 11 properties sold this year

The membership is working on estimates for changing out the air conditioner for the cabana, which will require some reconfiguration. A proposal is pending

20-25 properties were issued stickers this evening. There are 73-75 homes still needing to pick up stickers and clickers

Progress on budget preparation
2011 preliminary budget meeting has been scheduled for Wednesday, October 20th at 10:00 am to develop the preliminary budget

One of the residents had a few items that he wanted to give away. Mr. Davis will add them the news letter
- Next Board meeting –
The next meeting will be the 2011 budget meeting and is scheduled for November 15th at 7:00 pm in cabana
