The Board of Directors held a monthly meeting on Monday, January 18, 2010. There was no old business and only one item of new business. The Association was recently cited for graffiti on the west side of the perimeter wall between Pueblo Bonito and Cedar Creek. Since the wall is the property on Cedar Creek, it is our responsibility to maintain both sides of the wall. We received three bids for the cleaning and painting of the wall in that area and the successful bid of $1,900.00 was awarded to Paesano’s Painting LLC by a vote of 4 - 0.
Annual Meeting
The Cedar Creek Property Owners’ Association, Inc., will hold its Annual Meeting on Tuesday, March 9th at the Hope Lutheran Church on Old 41. The notice for this meeting will be sent via regular mail on or about February 16, 2010. If there is an item that you wish to put on the meeting agenda, please send your request to Frank Coffey at MMI prior to the aforementioned mailing date. There will be three (3) openings for Directors. If you are interested in serving on the Board of Directors for a two-year term, please contact Nominations Committee Chairman Wain Garrison at 390-1080 for more information. If you will be unable to attend this meeting, please be sure to fill out the proxy form and hand deliver it to any Board member or mail it to MMI. Your returned proxy will be counted as being in attendance and will be used to aid in establishing a quorum of 30%, or 82 properties being represented.
Gate Problems
In the past few weeks, as many of our residents have observed, we have experienced problems with the entry gate to Cedar Creek. As of the deadline for this issue, the vendor for the new operators for the gates, Advanced Door & Gate, Inc., has been working on a daily basis to detect just where the intermittent short is and to make the necessary correction. As you know, these new operators were installed in mid-December and were working fine until mid-January when the problem arose. A factory representative from Viking was dispatched from California and was expected to be in Cedar Creek on Thursday, January 28th for expert diagnosis and corrective action. We express our apologies to those residents who were inconvenienced by the intermittent malfunctioning of these gates. We would like to think that by the time your are reading this that the problem has been isolated and corrected.
Volunteerism
We want to thank the regular group of neighborhood volunteers who help with weekly cleanups and light maintenance in the common areas of Cedar Creek. The latest to join in this endeavor is Dave Gallagher and Dan Wettlaufer. The common areas seem to be a dumping ground for residents and outsiders alike, disposing of fast food wrappers, beverage cans and bottles and other items of waste. You will usually see these volunteers picking up debris along US 41 in front of Cedar Creek, along the main thoroughfare and in the Community pool and tennis court areas on Tuesday mornings. If you would like to donate some time on any Tuesday morning to help with this ongoing project, please call either Lloyd Zimmerman at 992-8123 or Glenn at 992-2120. Your help will be greatly appreciated.
Delinquencies
Due to space limitations, if you wish to know the status of delinquent property owners in Cedar Creek, please send me an e-mail requesting that list. Twenty-nine (29) properties are listed as delinquent for not paying their required assessments, late fees and/or interest, as of January 31, 2010 for the year 2010. These accounts are in the hands of the Association attorney for foreclosure:
We also have nine (9) owners that paid their assessments after the January 15th deadline but did not pay the late fees or interest.
The total of account receivables is $42,186.26, including assessments, late fees and interests through January 31, 2010 on these accounts. The attorney’s lien fees are a minimum of $400.00 and a fee of $450.00 for the filing of foreclosure papers with the courts.
In addition to the above, the Association is currently maintaining six (6) properties that have been vacated by the respective owners. These incurred costs total $7,651.04, over and above the total accounts receivable.
As an added note, there are at least twelve (12) properties in Cedar Creek that are in foreclosure proceedings with their individual mortgage companies On the advice of the Association attorney, we will wait until each of these properties sell and collect any outstanding debts via estoppel letters when they go to closing with new owners, or when the banks release them from their indebtedness.
Cedar Creek Ladies’ Coffee - Meet Your Neighbors
The February Coffee will be held at the home of Barb Wierzbicki, 8811 Creek Run Drive on Tuesday, February 16, at 2:00 p.m. Please call Barb at 948-3537 by Sunday, February 14, if you will attend.
The March Coffee will be held at the home of Kathy Sims, 25670 Streamlet Court on Tuesday, March 16, at 2:00 p.m. Please call Kathy at 495-1332 by Sunday, March 14, if you will attend.
We've had a great response for Coffee volunteers for 2010. We are only in need of someone to host in May. Call LaVerne Stein at 498-9647 if you wish to volunteer. We will have luncheons at the Cabana in June and September. There will be no luncheons for the months of July and August.

Cedar Creek Ladies Book Club
