BOARD OF DIRECTORS MEETING-MINUTES SEPTEMBER 20, 2010 Transcriptionist Note: Please note that the minutes as transcribes contain only motions and items requiring action by the Board of Directors. Call to Order Glenn Davis, President of the Cedar Creek Property Owners Association, Inc., called the Board of Directors meeting to order at 7:00 P.M., on September 20, 2010 at the Cabana on Creek Run Drive, Bonita Springs, FL. II. Certificate of Quorum Directors Present: Glenn Davis, Lloyd Zimmerman, Dennis Berens and Wain Garrison Directors Absent: Chris Dill Management: Jennifer Waters, CAM – MMI III. Minutes Jennifer Waters read the minutes from the July 19, 2010 meeting. A motion was made by Wain Garrison as presented, seconded by Dennis Berens. All in favor, the motion passed. IV. Financial Report- Dennis Berens reviewed July and August 2010 financials. V. Management Report- Presented by Jennifer Waters, a copy of which is attached. VI. Presidents Report- Presented by Glenn Davis, a copy of which is attached. VII. Committee Reports- Architectural- Presented by Wain Garrison A motion was made by Lloyd Zimmerman to accept the ACC requests as presented. Denny Berens gave a second. All in favor, the motion passed. Nominations – Presented by Dennis Berens and Wain Garrison. VIII. Old Business- The bar code update was presented by Greg Coury. IX. New Business- The camera system is being evaluated by Greg Coury. With the need for a new management company, as MMI is leaving the area, the board considered bids from several management companies for new services. A motion was made by Wain Garrison to accept COMPASS GROUP, LLC for the term of October 1, 2010 through December 31, 2011. Dennis Berens gave a second. All in favor, the motion passed. X. Next Board of Directors Meeting The next Board of Directors Meeting for the Cedar Creek Property Owners Association, Inc. is scheduled for October 18, 2010 at 7 P.M. XII. Adjournment There being no further business to come before the Cedar Creek Property Owners Association, Inc. Board of Directors, Denny Berens made a motion to adjourn the meeting at 7:47 P.M.
